Strata title is a method of facilitating individual ownership of part of a property — generally an apartment, unit or townhouse.

The body corporate is responsible for maintaining the common property and the structure of the building if this duty is delegated by the owners , and for insuring the common property and the building structure.

It is their task to ensure buildings and common areas within a strata-titled or community titled scheme are properly maintained for the benefit of all lot owners.

The concept only came into being 50 years ago, however, there are now more than 270,000 strata title properties providing more than two million homes across Australia.
